Marketing
To market your home for rent, we place a
sign on the property and advertise its availability.
Additionally, we place your property in
the Multiple Listing Service, which all
REALTORS® can access. Online advertising
spans a number of popular sites including
Realtor.com, Craig's List and the Department
of Defense Military Relocation web site.
All prospective tenants are met at the property
by a representative from our company. No
keys are checked out to individuals directly.
Tenant
Screening
Anyone wishing to rent your home must complete
an application. We order a credit report
and make inquiries to the prospective tenant's
landlord and employer. If the information
given is correct and appropriate regarding
their credit worthiness, and we feel the
applicant would be a reliable tenant, we
will approve the application and notify
you. Upon approval, we require the applicant
to immediately execute the lease and provide
a security deposit. An initial walk-through
inspection is conducted prior to the tenant's
occupancy. A detailed checklist is compiled
for our records, noting all items in each
room. The checklist is used when the tenant
vacates the property to determine if any
damages have been done which are not considered
normal wear and tear. Additionally, our
agents monitor your property with periodic
inspections.
Repairs
Our staff can assist you by coordinating
necessary repairs through our preferred
vendors or your home warranty company. If
you prefer to provide us with a list of
licensed professionals to perform repairs
on your property, we will be glad to work
with them in the event you have a repair
need. All repair requests are evaluated
to determine if the repair is necessary
and if the repair is the responsibility
of the owner. Our property management agreement
stipulates that necessary repairs under
$250 are ordered directly by our staff.
Should a repair be estimated over $250,
our staff will contact you immediately.
Accounting
All tenants are required to deliver rental
payments directly to Buck & Buck, Inc.
After depositing the funds, we disburse
your proceeds to you as quickly as possible.
Due to Florida Real Estate Commission regulations,
we are required to wait ten days from the
date of deposit when disbursing rental payments
made by personal check. Management fees
and repair costs are deducted from your
monthly proceeds. We provide both monthly
and year-end reports for income tax purposes.
You may elect to have your proceeds mailed
to you or for fastest service, we recommend
you sign up for our ACH direct deposit service.
Management Fees
- One time administrative set up fee (includes
tenant placement) $450
- 10% of monthly rent collected (minimum
$75)
